Curbed Construction, a rapidly growing Chattanooga based boutique construction company, is looking for a qualified and highly motivated construction estimator. This individual will lead the estimating and soliciting activities for the company which are often high density urban townhomes or apartments within the Chattanooga MSA or Knoxville MSA...
Due to the dynamic nature of construction, the ideal candidate will need to be able to juggle multiple tasks in a variety of phases, adjusting daily to any changes or issues that arise. Will be able to communicate effectively and respectfully.
A background with at least 3 - 5 years in construction estimating with experience in take offs, buy outs, submittal review, budgeting, negotiating with subcontractors/suppliers, value engineering, and procurement. Ability and knowledge base to immediately take ownership of the estimated, soliciting, and buy out phase of construction with no additional training.
Required proficiency in:
• General Computer & Email Navigating, Troubleshooting, and Knowledge
• Maintaining a Digital Calendar and Detailed Organizational Skills, utilizing software/excel/google sheets as needed
• Temperament and mindset that thrives in working in diverse environments with diverse people
Responsibilities related to each projects phase will include, but are not limited to:
Concept Budgeting
• Assist in take offs and in creating a project budget based off of a schematic plan set with assumptions from current/previous jobs and industry knowledge
Design/Permitting/Buy Out Phase
• Review plan sets for take offs and offer value engineering insights
• Lead efforts with estimating and soliciting tasks
• Send applicable info, plans, to appropriate groups of subs/suppliers to solicit bids
• Consistently follow up with subs/suppliers, call/text/email, and in some cases take the plans sets to them to get the bids needed
• Vet bids/quotes received to ensure they line up with the request and necessary scope of work
• Present bids to project managers and help maintain project budgets based off bids
Construction Phase
• Interface with project managers, office manager, and superintendents maintain and organize subcontractor contracts which include detailed pricing/pay applications, warranty, and schedule expectations, along with insurance and tax requirements
• Work with project manager/superintendent in efforts to coordinate materials ordering with to fit within schedule and budget
• Work with third party owners to procure/coordinate any owner allowance purchases (such as decorative fixtures, etc)
Warranty
• Assist in developing sub/supplier and material list for home warranty packages
Compensation and bonus structure are based on experience and expertise.
